Prior to Certificate of Occupancy being Issued, Owner/Applicant must pay all additional Fees due as a result of all new work completed that did not previously exist prior to permit issuance. All new work that has to be performed as a result of our permitting process in terms of new products, materials, appliances, equipment, and labor to install, will be added to the above square footage cost of work done previously without permits in the past, we have added a Condition to this permit that we will not provide a Certificate of Occupancy until the owner has turned in all contracts associated with hiring professional to do the work, and invoices or receipts showing all costs of materials and products purchased. If an owner is doing their own work, then labor is calculated by taking all invoices and receipts for materials and products purchased and multiplied by two to calculate labor. The owner will then be responsible to pay these fees that are accessed to the permit at the end of the project after the contractors for services, receipts, and invoices are reviewed by the Building Department prior to Certificate of Occupancy being issued. Initial Costs were calculated off drawings: R-2 new apartment on level 2 has 1251 SQ FT x 100 = $125,100 and 1251 SQ FT x 75 = $93,825 New Office Space level 1 has 1429 SQ FT x 40 = $57,100 and 1429 SQ FT x 30 = $ 42,870 Total Project Valuation is $182,200 Total Value of Work Permitted is $136,695 [Todd Carr @ 10/23/2024 1:17 PM]

Building Department Conditions to be Completed 1. Bighorn Mechanical Engineers need to be consulted on the downs stairs bathroom fan that is called on plans to be continuously running. This fan exhausts into the hallway instead of terminating outside. This bathroom and overall project was built under the 2003 I codes and we need the mechanical engineers to assess whether with bathroom needs to be ventilated at all and if then the bathroom and hallway areas need ventilation requirements that could be met with removing doors between rooms with windows and the hallway or installing transfer grills. From 2003 IBC 1203.4.2.1 Bathrooms. Rooms containing bathtubs, showers, spas and similar bathing fixtures shall be mechanically ventilated in accordance with the International Mechanical Code.
