| All this is actually TCO review no CC. Please review again. Sprinkler final inspection passed. No alarm permit needed because the new res unit was put in so long ago that when Western Security did there upgrade it included the new unit. Ok for CC. [Shannon Yaconiello @ 09/12/2025 12:08 PM] | |||

                 Building Department
Prior to Certificate of Occupancy being Issued, Owner/Applicant must pay all additional Fees due as a result of all new work completed that did not previously exist prior to permit issuance.
The Value of Work to be Permitted and the Total Construction Valuation are too low of values for us to accept for the amount of new construction that has taken place since the last time this unit was previously approved under issued building permits. On all of these units located at 1900-1920 Bridge Lane, the Building Department has set a cost factor for all new residential dwellings created at 1900-1920 Bridge lane, the Square Footage Cost of $100.00 per square foot for Total Construction Valuation, and $75.00 per square foot for Value of Work to be Permitted to calculate all tax fees due and permit fees due on these projects to be consistent, fair and equal to all owners of these units. For all units that have alteration work done in other areas of the Building on commercial space such as storage rooms, offices, garage space, we will use $40 per square foot for Total Project Valuation, and use $30 for Value of Work to be Permitted.
All new work that has to be performed as a result of our permitting process in terms of new products, materials, appliances, equipment, and labor to install, will be added to the above square footage cost of work done previously without permits in the past, we have added a Condition to this permit that we will not provide a Certificate of Occupancy until the owner has turned in all contracts associated with hiring professional to do the work, and invoices or receipts showing all costs of materials and products purchased. If an owner is doing their own work, then labor is calculated by taking all invoices and receipts for materials and products purchased and multiplied by two to calculate labor. The owner will then be responsible to pay these fees that are accessed to the permit at the end of the project after the contractors for services, receipts, and invoices are reviewed by the Building Department prior to Certificate of Occupancy being issued.
Current Valuations Set on this Permit are:
Level 1 R-2 is 713 SQ FT + Level 2 R-2 at 252 SQ FT = 965 SQ FT Total
965 SQ FT x $75 = $ 72,357
965 SQ FT x $100 = $96,500 [Todd Carr @ 10/25/2024 8:04 AM]

Prior to permit issuance, applicant/owner must schedule a pre-inspection walk-through with the Building Official, to review and determine the amount of work that must be done on the project to meet the approved plans, to review what is there in terms of existing construction that is approved in it's existing condition, and what work must be done that is not approved or does not meet the approved plans at the start of the project. Prior to issuance of a Temporary Certificate of Occupancy (or Certificate of Occupancy), the Department of Planning and Community Development will inspect the site to ensure the project has been built in accordance with the approved plans and the Community Development Code. Specifically this will include inspection of parking lot striping. Planning has approved a TCO until 10/31/2025 so that the applicant can complete the parking lot striping, landscape plantings and interior parking lot landscape forms.[Jeremy Brown @ 04/23/2025 10:26 AM]
Site Inspection on 10/17 showed missing striping of two spaces along the Eastern property line, along with 2 missing ADA spaces. Prior to full CO, these issues must be resolved. [Jeremy Brown @ 10/27/2025 4:25 PM]

Alarm permit not needed because the new res unit was put in so long ago that when Western Security did there upgrade it included the new unit. So it's up to code. Work on level one doesn't need alarm work.
