Secondary Dwelling Unit: A Limited Use permit is required for a secondary dwelling unit in the RN-2 zone district. This permit shall be approved prior to the building permit, as the new addition of the deck relates to the accessory dwelling unit. Please reach out to the Planning Department for assistance with Limited Use Permit.

Side setback: It appears that the new addition encroaches into the side setback. The setback requirement for the attached garage is 10 feet minimum. Please illustrate on the site plan that the new garage addition meets RN-2 zone district setback requirements (CDC, page 2-11).
9/11 Update, Correction Carried Over - The newest site plan submission indicates that the 'new garage addition' encroaches into the side setback standard. The side setback requirement for RN-2 zone district is 10' min. (CDC, 2-11). Lotline setbacks are measured from the property line to the structure. Please note that raised decks, elevated more than 30 inches above the finished grade, may not encroach into the lotline setbacks (CDC, 200.F). An Adjustment application may be required to allow for the setback encroachment. Please see the document markup "SetbackEncroachment_PlanningReviewComments_091223DK" for reference. 1. Routt County Regional Building Department (RCRBD) has also adopted the 2018 International Energy Conservation Code. All information shall be using Zone 7, Dry. Fenestration U-factors for windows and doors will be required to be less than or equal to 0.30 will be required (0.35 shown on Cover Sheet is not correct).
2. Will the garage be heated? If so:
A minimum of R-10 insulation is required from the top of the slab or concrete downward 48" without gaps. Above grade walls require a minimum of R-27 batt and ceiling requires R-49.

Informational: The structural Engineer of Record has elected to provide a performance specification to qualified helical drilled pier installation contractors. The qualified installation contractor shall submit to the A/E of Record for approval of their proposed helical pile shaft that meet the EOR's performance specification. No items shall be installed until the delegated or deferred submittal documents have been approved by the A/E of Record and submitted to RCRBD. Please submit make and model of items to be installed by the helical pier contractor to include rebar bracket. Also, the Helical Pier Special Inspection Report to be submitted prior to inspection of grade beams. In addition, we understand special inspections of all field welds required by structural engineer. At the time of project completion, request certificate of occupancy inspections from the Department of Planning and Community Development to ensure the project has been built in accordance with the approved plans and the Community Development Code. The inspection may include but is not limited to general site planning and grading, outdoor lighting, parking, retaining walls, building height and location, number of dwelling units, and consistency with approved building design.
