| TCO not approved please conditions Must complete the below: 1. All Building, Electrical, Mechanical, Plumbing, or Gas Permits will have an expiration date of 1-year set on these permits once they are issued, all work must be completed within one year due to the Life Safety issues created as a result of performing work without a permit. 2. Applicants/Owners must apply for all required Trade Permits as parent permits to the Building Permit for all work that requires Electrical, Plumbing, Mechanical, or Gas Permits. 3. All new work that has to be performed as a result of our permitting process in terms of new products, materials, appliances, equipment, and labor to install, will be added to the above square footage cost of work done previously without permits in the past, we have added a Condition to this permit that we will not provide a Certificate of Occupancy until the owner has turned in all contracts associated with hiring professional to do the work, and invoices or receipts showing all costs of materials and products purchased. If an owner is doing their own work, then labor is calculated by taking all invoices and receipts for materials and products purchased and multiplied by two to calculate labor. The owner will then be responsible to pay these fees that are accessed to the permit at the end of the project after the contractors for services, receipts, and invoices are reviewed by the Building Department prior to Certificate of Occupancy being issued. 4.New sidewalk around the rear of the building must be completed prior to issuance of TCO, this includes proper signage being installed in the front of the building directing the Public to the main entry door of each unit around the back of the building. | |||

The Level 2 floor plan at this time is not accepted, as it appears you want to call the area R-2 Occupancy Use on level 2, however you have no direct access to this space without passing through the garage, so this cannot be habitable space within the R-2 Occupancy or considered part of the Level 1 studio dwelling space. If you want to use this space purely as storge, then it should be considered either an S-1 or S-2 Occupancy Use. This space is not a garage, so it's not able to be called U-Occupancy, so the only fit would be S-1 or S-2.
