                                            The Structural Plans received were done by a Licensed Professional Engineer, Colarado State Law under DORA who licenses Engineers requires the plans to be Stamped by a Colorado Licensed Engineer. Please have the Engineer apply their Colorado Stamp to these plans., then resubmit.                                             Your architectural plans indicate you want to use the rear door on level one as your main Egress/Ingress door to the new apartment unit, as the building code does not allow you to first enter a garage, to then enter a dwelling unit, every dwelling unit must have it's own main egress/ingress door leading directly to the dwelling. This can be done by creating a corridor that leads to the dwelling by building interior walls, or you may wait to see if your HOA will approve a new Site Plan to be submitted. The new site plan would need to show and label a Public Access route from the front of the building to the rear of this building that connects to each units rear patio area, and it will need to be ADA compliant at 3' wide. Proper signs must be installed in the front of the building directing the Public to the main entrances, this information would have to be included on the site plan as well.

1Prior to Certificate of Occupancy being Issued, Owner/Applicant must pay all additional Fees due as a result of all new work completed that did not previously exist prior to permit issuance.
All new work that has to be performed as a result of our permitting process in terms of new products, materials, appliances, equipment, and labor to install, will be added to the above square footage cost of work done previously without permits in the past, we have added a Condition to this permit that we will not provide a Certificate of Occupancy until the owner has turned in all contracts associated with hiring professional to do the work, and invoices or receipts showing all costs of materials and products purchased. If an owner is doing their own work, then labor is calculated by taking all invoices and receipts for materials and products purchased and multiplied by two to calculate labor. The owner will then be responsible to pay these fees that are accessed to the permit at the end of the project after the contractors for services, receipts, and invoices are reviewed by the Building Department prior to Certificate of Occupancy being issued.
