                                            This Unit currently is accessed from the front of the building, as the main egress/ingress door and unit addressing is on the front of the building, because of this each dwelling unit should have direct access to the dwelling by means of entering the main front entry door, then from the corridor directly enter the unit, without entering a intervening space such as a garage, U-Occupancy which is considered a storage room. See code section below, item #5 states egress shall not pass through storage rooms, we view the garage u-occupancy as a storage room. However you do have a back door that leads into this unit, so if you wanted to provide proper signage in the front of the building that directs you to the main ingress/egress door by guiding you around the building, and ensure the HOA has a public sidewalk that is minimum of 3' wide and guaranteed to be maintained year round to be free of snow, then this could become your main entry door to this unit, then this plan would be acceptable. We would need a site plan provided shown us the pathway and signage designating this as the main ingress/egress entrance. 
Egress through intervening spaces shall comply with this section.
1. Exit access through an enclosed elevator lobby is permitted. Where access to two or more exits or exit access doorways is required in Section 1006.2.1, access to not less than one of the required exits shall be provided without travel through the enclosed elevator lobbies required by Section 3006. Where the path of exit access travel passes through an enclosed elevator lobby, the level of protection required for the enclosed elevator lobby is not required to be extended to the exit unless direct access to an exit is required by other sections of this code.
2. Egress from a room or space shall not pass through adjoining or intervening rooms or areas, except where such adjoining rooms or areas and the area served are accessory to one or the other, are not a Group H occupancy and provide a discernible path of egress travel to an exit.
Exception: Means of egress are not prohibited through adjoining or intervening rooms or spaces in a Group H, S or F occupancy where the adjoining or intervening rooms or spaces are the same or a lesser hazard occupancy group.
3. An exit access shall not pass through a room that can be locked to prevent egress.
4. Means of egress from dwelling units or sleeping areas shall not lead through other sleeping areas, toilet rooms or bathrooms.
5. Egress shall not pass through kitchens, storage rooms, closets or spaces used for similar purposes.
Exceptions:
1. Means of egress are not prohibited through a kitchen area serving adjoining rooms constituting part of the same dwelling unit or sleeping unit.
2. Means of egress are not prohibited through stockrooms in Group M occupancies where all of the following are met:
2.1. The stock is of the same hazard classification as that found in the main retail area.
2.2 .Not more than 50 percent of the exit access is through the stockroom.
2.3. The stockroom is not subject to locking from the egress side.
2.4.                                             The new Architectural Plans have no Code Study information on the plans at all, they don't tell us what Code Edition this project is being designed which is required. Also they lack other important code study information and details, such as Occupancy Use both existing and proposed for all areas, the commericlal storage area of the garage, and residential area need to carry an occupancy use. We also need type of construction for the entire building and also, building allowable height, building allowable area,  and building number of stories. The garage areas currently does not call out an occupance use so please declare an occupancy use of the garage area. Also in code study sections would be fire resistent contruction information for this building, what are the required fire seperations between occupancy uses of the same use, or between mixed occupancy uses for both walls, and ceilings, plus we need the actual listed and approved assemblies added to the drawings and wall or floor ceiling details on how they will be constructed. Code Study's tell us if a building has a fire sprinkler system, and fire alarm system as well. Code Study information will tell us and show us egress travel distance from the most remote area to the exterior of the building, and also contain information on ADA compliance from chapter 11. Code Study information also lists each space or units being created, currrenlty were confused if your intent is to have one new apartment on the main floor that may be a studio only, then are you attempting to create new bedroom space on the second floor that may be associated or part of the existing 3rd floor unit, all of this information needs to be clearly labeled in the code study work. Please keep in mind, we cannot allow remote bedrooms to exist, meaning you cannot leave a unit and enter into a public corridor to then access bedrooms through another door off a public corridor, all dwelling space must be connected without physically leaving the residential dwelling unit, currently we are not sure how you access this proposed 2nd floor new bathroom and bedroom as it appears you want to enter off the corridor that leads up to the exisitng 3rd floor apartment.

                                            The proposed floor plans have to call out all wall ratings, for example if a new wall your proposing to build is a 1 hour wall, then call it out as a 1-hour wall. Also add a section cut of how this wall will be built, and to what listed and approved fire rated assembly will be used as well, we can provide you GA listings if needed but first we need to understand what walls for floor ceiling assemblies will be rated and what the rating will be.

Steamboat fire has local requirements that can be found in the Steamboat Springs Fire Department Alarm Policy.  Please see section section 2.3 under the General Requirements.  It states in part that "Smoke detectors shall sound local/unit alarm only, and receive power from and be supervised by the fire alarm panel". Initial Total Construction Valuation was provided at $140,700 and accepted.
Value of Work to be permitted was calculated by takeing 996 SQ FT x $75 = $74,700
Prior to Certificate of Occupancy being Issued, Owner/Applicant must pay all additional Fees due as a result of all new work completed that did not previously exist prior to permit issuance.
All new work that has to be performed as a result of our permitting process in terms of new products, materials, appliances, equipment, and labor to install, will be added to the above square footage cost of work done previously without permits in the past, we have added a Condition to this permit that we will not provide a Certificate of Occupancy until the owner has turned in all contracts associated with hiring professional to do the work, and invoices or receipts showing all costs of materials and products purchased. If an owner is doing their own work, then labor is calculated by taking all invoices and receipts for materials and products purchased and multiplied by two to calculate labor. The owner will then be responsible to pay these fees that are accessed to the permit at the end of the project after the contractors for services, receipts, and invoices are reviewed by the Building Department prior to Certificate of Occupancy being issued.
