Regarding "The Egg" restaurant, the owner is requesting to remodel the landscaping and patio area used for outdoor dining. The existing patio operates seasonally from 7:00 a.m. to 2:00 p.m., staffed by two employees and serving approximately 10-40 customers. The patio is accessed via an existing door from the restaurant, and business operations will not change following the proposed work. With the permission of the property owners, Ram Sundance Plaza, LP & Wilco Sundance Plaza LLC (2731 17th Street, Suite 300, Denver, CO 80211), the proposed scope of work includes: - Removing two large overgrown trees, shrubbery, and a portion of the elevated planter area. - Replacing the removed planter section with new planter areas, free-standing planters, and a patio area featuring permeable pavers. The project does not include any new structures, electrical or plumbing connections, fences higher than six feet, or retaining walls higher than four feet.
