It appears that there are multiple owners of the Gondola Square Condos property. Please provide information that indicates that ownership group is aware of this permit and that the owners agree to an application being processed on their property.

All moveable signs (P2A and D signs) will be considered Freestanding signs for review. Freestanding signs P2A3 and P2A4 appear to be within the promenade easement and are not allowed within the easement. Provide a site plan that shows relevant ownership, property, use, and easement lines. If signs are to be located within the promenade easement, provide information that indicates signs can be allowed within that easement.

ID signs are considered Wall signs for this review. ID wall signs can be approved as proposed. As other signs in this permit will require additional development review processes, you may want to remove these signs from this permit and request a separate permit for the ID wall signs.

Flag signs are considered Projecting signs for review. No more than two projecting signs are allowed per use. The three proposed projecting signs are not allowed as shown. Demonstrate that there is more than one use, remove one of the three signs, or request a Major Adjustment to allow three projecting signs for one use. If there is more than one use in that area, show the linear frontage and location of each use on a site plan or set of elevations that shows the location of the projecting signs relative to the different uses.

One freestanding sign is allowed on 320200001 and one freestanding sign is allowed on 211077001 with owner approval as listed above. All other proposed freestanding signs on those properties require approval through a Major Adjustment process. You could separate one sign on each property and apply for a sign permit for one sign on each property or request a Major Adjustment for all signs.
Freestanding signs are prohibited on 320200002. P2A4 and P2A3 may be located on that property. If signs are allowed within the promenade easement, they could be considered for that location through a sign plan or as part of a Major Adjustment request.

Consider removing all signs that meet the CDC standards from this permit and request a separate permit for all approvable signs. Consider requesting one or more than one Major Adjustments for all other signs.

This permit submittal is easy to review, mostly complete, and looks like what we were expecting for a sign plan. This type of submittal would work well for a sign plan for the rest of the area. With minor changes to this document, this could serve as a sign plan for this area, if all desired signs are included in this request.
